Accounts payable at the trading company where I work will not release a supplier payment on an invoice alone. The invoice has to match the purchase order and the goods received note, line for line. When one of the three is missing or out of date, the payment does not fail loudly. It just sits there until someone notices.

The Abu Dhabi resident parking permit works the same way. The renewal screen is short. What it quietly checks behind the screen is a four-way match, and that is where renewals get stuck.

How to renew a resident parking permit in Abu Dhabi, step by step

Mawaqif, the emirate’s public parking system, is operated by Q Mobility, which Gulf News describes as “a wholly owned subsidiary of Abu Dhabi investment and holding company (ADQ)” that also runs the Darb toll system. Renewal is online, through TAMM or the Darb platform. The steps on TAMM, as Shory lays them out:

  1. Log in to TAMM with UAE Pass.
  2. Go to Vehicle and Transportation, then Parking.
  3. Select the permit to renew and fill in the required information.
  4. Pay any outstanding fines.
  5. Pay the renewal fee and receive the permit.

When the service moved online in 2022, the Abu Dhabi Media Office said the system pulls in the “Tawtheeq tenancy contract, Emirates ID, or vehicle registration”, and Gulf News reported that residents could “renew expired permits, without the need to upload any documents”. The permit is “issued immediately after submitting the application and paying the service fees”. One detail from that same release is easy to miss: the support team then reviews the application “within 14 days from the date of permit issuance”. Instant issue is not the end of the check.

How much does it cost to renew a resident parking permit in Abu Dhabi?

Permit 12 months 6 months
First vehicle AED 800 AED 400
Second vehicle AED 1,200 AED 600

The figures come from DubiCars’ May 2025 guide and Shory’s December 2025 page, and they are the same AED 800 and AED 1,200 that WAM reported when Mawaqif first rolled out permits in 2010. Shory also lists permits for citizen families as free.

For a household with two cars, that is AED 2,000 a year, or AED 166.67 a month. In the accounts department at work, a cost like that is never allowed to land in one month. An annual lease or insurance premium goes into prepaid expenses and is released month by month, so the month it is paid in does not look like a disaster and the other eleven do not look cheap. Personal budgets rarely do this, which is why a permit renewal tends to arrive as a surprise. Masrofna’s prepaid expense option exists for exactly this split: one payment, twelve monthly lines.

What stops a resident parking permit renewal from going through?

Four records have to agree, and each one belongs to a different authority:

That last line is why the renewal bill can be larger than the fee. The same 2022 release said “a 25% discount of the fine’s total amount is applicable if the fine was paid within 30 days of issuance”. Say a two-car household has two AED 200 Mawaqif fines from six weeks ago. The renewal costs AED 2,000 plus AED 400, so AED 2,400. Paid inside the 30-day window, those fines would have been AED 150 each, and the bill AED 2,300. Police traffic fines follow different discount windows, which I covered in what paying a traffic fine late costs.

What happens if the permit lapses before renewal?

Resident bays are marked by a turquoise line or “Resident Permit Only” signs, and Gulf News’ October 2026 guide puts it plainly: “Between 9pm and 8am, these spaces are reserved for residents with a valid parking permit”. The fine for parking there without a valid permit is AED 200, per both DubiCars and Gulf News’ 2018 report on the Mawaqif fine table. That 2018 report also lists the same fine for “using a ticket or permit not specified for the parking area”, and WAM described permits as valid in the holder’s own residential sector. A move to a new sector is a new permit, not a renewal.

The math on a lapse is lopsided. The first-car permit costs AED 800 for 365 nights, about AED 2.19 a night.

One AED 200 fine costs the same as 91 nights of the permit it replaced.

Six months or twelve?

The six-month permit is exactly half the annual price. There is no discount for committing to twelve months, so the choice is only about dates. If the Tawtheeq lease ends in five months and a move is likely, the six-month permit costs AED 400 instead of AED 800. I could not find any published rule on refunds for unused months, so I would not plan around getting money back.

The renewal itself takes minutes. The work is in the week before: check the lease registration, the Emirates ID date, the car registration and the fines list, the same way accounts payable checks three documents before it pays one invoice. When all four match, the permit fee is the only line on the bill.
